Mortgages for the purchase of a new investment or to refinance an existing property or portfolio on a like-for-like basis, or to raise additional funds.

We have access to lenders that will consider a variety of residential investment properties that the high street lenders do not have an appetite for.

We can access lenders that will consider:
Light Refurbishment projects (e.g. decoration, new kitchen/bathroom) Medium (e.g. internal configuration changes, replacement windows, floors) Heavy (some structural alterations, conversion and/or property extension).

Commercial Mortgages

Can be used for the purchase of a new investment or to refinance an existing property or portfolio.

Typical property types include Semi commercial/Mixed use, Retail units, Offices, Modern industrial units.

Interest rate is margin plus LIBOR (3 month), but some lenders offer fixed rates over a term.

Bridge Finance

A short-term funding option, relatively expensive against most other types of loan. Used to 'bridge' a gap between a debt coming due - here, property costs - and the main line of credit becoming available. Lenders will want to know your exit strategy, how you will repay their bridging loan.

Regulated loans are those on a property you are living in or are going to live in. Most commonly used where a chain has broken.

Unregulated are useful for corporate entities, properties you aren't going to live in, or individuals with unique circumstances that don't fall into other categories.
